According to the report on relative demand for rental housing during the third quarter of 2025, the towns of Palma, Manacor and Llucmajor are those that arouse the greatest interest among tenants on the islands.
In this report, the real estate portal analyzes the volume of searches registered on its platform and crosses them with the available supply, which makes it possible to detect where the greatest competition is concentrated among apartment seekers. The result: the demand not only continues to be centered in the capitals, but is growing strongly in peripheral and medium-sized municipalities.
Palma, leader in the Balearic Islands and among the most sought-after cities in Spain
The Balearic capital, with an average rent of 1,902 euros per month, is in 18th place in the national ranking of the most sought-after places to live for rent.
This data reflects the fact that Palma continues to be the residential epicenter of the Balearic Islands, although the high price of its rents pushes many to look for alternatives in nearby municipalities. The growing interest in neighboring areas shows a progressive shift in demand towards areas with more affordable prices and greater availability of housing.
Manacor and Llucmajor, alternatives to the Palma boom
The report also highlights the notable growth in demand in Manacor and Llucmajor, which complete the Balearic podium.

Manacor, with an average rent of 1,525 euros per month, ranks 28th in the national ranking. The second largest city in Mallorca, and birthplace of Rafa Nadal, combines a more affordable housing offer with good connections and services, making it an attractive option for families and commuters.

Llucmajor, meanwhile, appears in position 56, with an average price of 2,237 euros per month. Its proximity to Palma and its quiet residential environment explain the boom in demand, especially among those seeking a larger home or with outdoor spaces without sacrificing the proximity to the capital.
These municipalities reflect a clear trend towards the decentralization of the rental market: metropolitan areas and secondary municipalities are consolidating as alternatives to the capital cities, given the continuous rise in prices and the scarce supply available.
Ibiza, Santa Eulària and Calvià: the pressure of luxury on the market
Beyond Mallorca, the idealista study places other Balearic locations within the national ranking, although with a different profile: high-end markets with prices that are unaffordable for a large part of the population.

These municipalities reflect the strong presence of tourism and foreign investment, factors that stress the market and make access to housing difficult for local residents. In these cases, demand is marked by seasonal leases and luxury rentals, rather than by the search for permanent housing.
The national context: the periphery of Madrid and Barcelona dominates the ranking
In Spain as a whole, 12 of the 15 most sought-after locations for rental housing belong to the metropolitan areas of Madrid and Barcelona.
