The homes The most expensive homes in the country are concentrated in five autonomous communities, among which the Balearic Islands stand out, with houses above half a million euros on average, according to the real estate portal Pisos.com.
The Balearic Islands, Andalusia, Catalonia, the Basque Country and the Canary Islands are the 25 most expensive municipalities in Spain to buy a 90 square meter apartment.
“The escalation of prices has been continuous, and given the lack of supply and new construction, we do not see the time when this trend will stop in the short term,” warned the director of Studies of Pisos.com, Ferran Font. With data collected from September 2024, the most expensive municipality is Formentera, with an average of 9,776 euros per square meter. It is followed by Santa Eulària des Riu (8,031 euros per square meter), Ibiza (7,432 euros) and Calvià (7,024 euros). Next are the municipality of Sant Josep, with an average price of 6,529 euros per square meter, followed by Santanyí (5,918 euros), Sant Antoni (5,743 euros), Andratx (5,740 euros), and Marbella (5,621 euros). “It is interesting to note that, with the exception of Esplugues de Llobregat, where there was a decline of 1.93%, all municipalities have seen their price increase compared to the same month in 2021,” commented Font. In addition, the expert indicated that up to ten municipalities have increased by more than 50%: Santa Eulària (50.24%), Santanyí (66.58%), Marbella (68.85%), Benahavís (58.66%), Sóller (56.53%), Adeje (55.06%), Artà (54.33%) and Sant Lluís (51.20%). In contrast, only Formentera and Zarautz have experienced variations below 10%.
