A recent report by the real estate portal Idealista highlights Santa Eulària and Calvià as two of the most expensive towns in the Balearic Islands to access a rental property. According to the study, families in Santa Eulària must spend 74% of their income to cover the monthly cost of rent, while in Calvià this percentage rises to 71%, placing them among the municipalities that require a greater economic effort in the archipelago.
Rental pressure in figures
These data place Santa Eulària and Calvià as some of the most demanding municipalities in terms of economic effort throughout Spain, only surpassed by towns such as Benahavís (Málaga), where rent represents 90% of the average household income. On the other hand, the report also reveals that at the opposite extreme within the Balearic Islands is Llucmajor (Mallorca), where the cost of rent is equivalent to 46% of household income, the lowest percentage in the archipelago.
A growing problem in the Balearic Islands
The high economic effort involved in renting a property in these localities reflects the strong pressure of the real estate market in the Balearic Islands, where the high tourist demand and the limited housing supply have pushed up prices in recent years. Santa Eulària and Calvià, with a marked attraction on the part of residents and visitors with high purchasing power, stand out especially for their high costs compared to the national average.
