The independent technical report to analyze the structure of Block A of the Don Pepe building building has concluded that it is “technically and constructively rehabitable“, which gives the green light to the possibility of reversing the declaration of ruin that forced the owners to vacate their homes.
“There is no risk of global collapse“, states the report in the possession of La Voz de Ibizaafter the inspection visit on December 5, 2025, the comparative analysis of the evolution of the pathologies between 2020 and 2025, and the evaluation of the current state of the structure of Block A of the Don Pepe / Cantos Rodados Apartments.
Among the main conclusions, Planells Arquitectura Técnica -which prepared the detailed report- states that “the building presents serious structural pathologies” such as “advanced corrosion processes of reinforcements; loss of coatings and fragile detachments; significant degradation of slab fronts and terraces; persistent humidity that accelerates corrosion; and poor general condition of the concrete, consistent with its construction period”.

These injuries “compromise local safety in certain structural elements and make the residential use of the building unfeasible in its current state”.
However, it determines that, despite the seriousness of the pathologies, “no global deformations are observed and there are no appreciable movements of pillars or walls“.
“The 2025 inspection confirms that the lesions described in 2020 persist and have progressed, as would be expected in a building exposed to severe marine environment (class XS3) and without maintenance,” he argues, although “no new damage mechanisms have appeared.”
Thus, it concludes that “the building can be rehabilitated by normal means” since it does not present irreversible damage and maintains general stability.
Thus, all the necessary interventions “can be carried out using standard construction techniques” and that “no special or extraordinary means are required”.

“The rehabilitation of Block A is technically, economically and constructively feasible, and that after it, the building can be restored to adequate conditions of stability and habitability,” states the independent technical report.
The cost of rehabilitation
Planells Arquitectura Técnica also makes an economic valuation that “confirms the viability of the rehabilitation”: the total estimated cost is 3,710,123.31 euros.
“In view of the complete analysis carried out in this report, the undersigned technicians conclude, with full professional independence, that Block A of the Don Pepe / Cantos Rodados Apartments is TECHNICALLY AND CONSTRUCTIVELY REHABILITABLE BY NORMAL MEANS OF CONSTRUCTION, without the need for extraordinary techniques, alien to the market or incompatible with the usual practice in reinforced concrete rehabilitation works,” it concludes.
