For some weeks now, heavy machinery has started working on the block of abandoned buildings in Cala Llonga, in the municipality of Santa Eulària. But time is running out: there are 11 months left to complete the renovation and extension of a superior 4-key aparthotel.

The project, promoted by the company Paso a Paso Apartments S.L. and which will be called Dango II, has a license for renovation and expansion for its conversion into a 4-key superior establishment, the highest category for this type of accommodation, as confirmed by the Town Hall to La Voz de Ibiza. Although the license was approved by the Governing Board in January 2024, the license was issued on August 30 of that year and provides for an execution period of 24 months to complete the works. Therefore, the clock is ticking.

A long administrative process
The file (no. 2022/002483) was initially approved by the Local Government Board on February 2, 2023, which accepted the corresponding technical and legal reports.
The project – drafted by the architect Luis Quesada Salcedo – affects the property located at 60 Monte Kilimanjaro Street, Cala Llonga, and consists of a comprehensive renovation and extension to adapt it to the new tourist category.
At the meeting of January 26, 2024, the Governing Board returned to the matter, following a legal report that partially modified the previous agreement.
The project has required several reports, visas and complementary technical documentation, collected between December 2021 and January 2023, for its final validation.

A tourist establishment subject to strict urban development conditions
The licensing agreement details numerous technical and urban planning conditions that must be met before and during the works, as well as to obtain the final construction certificate.
These include:
- A bond of 13,341 euros to guarantee the pending urbanization works on the plot (sidewalks, lighting, undergrounding of infrastructures and partial asphalting).
- The transfer to the City Council of 953 m² as Public Open Space, by means of a public deed and registration.
- The linking of the building to the tourist use, by means of inscription in the Property Registry and in the insular Registry of companies and tourist activities.
- The payment of a 5% compensation on the excess buildability, which in this case amounts to 56,911.57 euros.
“Respect the natural condition of the site.”
Luis Quesada‘s LQArquitectura studio has detailed that “the idea of the project is based on the magic of the place. The location of the building takes us to the points of any landscape route called “viewpoints”, where one goes to look to enjoy”.

In addition, through social networks, they have remarked that “our goal is to respect, with our intervention, this natural condition of the place, helping to soften and give harmony to the current layout of these outdoor spaces, incorporating new elements and uses in the different levels of relationship between the exterior and the building to enhance this suggestive experience of inhabiting this lookout building”.
