Among the most common questions is whether or not <strong data-start=\"507\" data-end=\"547\">accessibility or conservation work<\/strong> requires approval at the meeting, or who should bear the cost. <\/p>\n<p data-start=\"616\" data-end=\"832\">The <strong data-start=\"619\" data-end=\"656\">Horizontal Property Law (LPH)<\/strong> offers a clear response to this type of situation, establishing that <strong data-start=\"730\" data-end=\"769\">certain works are obligatory<\/strong> even if <strong data-start=\"777\" data-end=\"829\">they do not have the favorable vote of the community<\/strong>.<\/p>\n<h2 data-start=\"839\" data-end=\"913\"><strong data-start=\"843\" data-end=\"913\">Legal obligation to carry out construction work without prior agreement<\/strong><\/h2>\n<p data-start=\"915\" data-end=\"1282\"><strong data-start=\"918\" data-end=\"967\">Article 10 of the Horizontal Property Law<\/strong> expressly regulates the cases in which the communities are obliged to carry out works. Therefore, they do not depend on the will of the neighbors, but on the need of the property or the circumstances of its residents. <\/p>\n<h2 data-start=\"1831\" data-end=\"1895\"><strong data-start=\"1835\" data-end=\"1895\">Elevators, ramps and other accessibility devices<\/strong><\/h2>\n<p data-start=\"1897\" data-end=\"2133\">Among the most common works included in this legal framework are the <strong data-start=\"1972\" data-end=\"2049\">installation of elevators, ramps or mechanical and electronic devices<\/strong> that facilitate mobility, communication or orientation within the building.<\/p>\n<p data-start=\"2135\" data-end=\"2385\">These actions are usually requested especially when people <strong data-start=\"2216\" data-end=\"2266\">with disabilities or people over 70 years of age<\/strong> reside in the property, and their purpose is to eliminate <strong data-start=\"2299\" data-end=\"2327\">architectural barriers<\/strong> that hinder access to or use of common areas.<\/p>\n<ul>\n<li>\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/the-sectors-where-employment-grew-the-most-in-the-balearic-islands-in-the-last-month\/?swcfpc=1\">The sectors where employment grew the most in the Balearic Islands in the last month<\/a><\/h5>\n<\/li>\n<\/ul>\n<p data-start=\"2387\" data-end=\"2572\">In fact, the LPH considers that these improvements are <strong data-start=\"2436\" data-end=\"2498\">essential to guarantee universal accessibility<\/strong>, and therefore, their execution <strong data-start=\"2526\" data-end=\"2569\">cannot be rejected by the community<\/strong>.<\/p>\n<h2 data-start=\"2579\" data-end=\"2643\"><strong data-start=\"2583\" data-end=\"2643\">Who must pay for the mandatory works in the building?<\/strong><\/h2>\n<p data-start=\"2645\" data-end=\"2899\">One of the most recurrent questions in these cases is <strong data-start=\"2700\" data-end=\"2724\">who assumes the cost<\/strong> of the works.
