But time is running out: there are 11 months left to complete the <strong>renovation and extension of a superior 4-key aparthotel. <\/strong>  <\/span><\/p>\n<ul>\n<li>\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/vicent-mari-tourism-is-not-fought-it-is-managed-through-control-and-regulation\/?swcfpc=1\">Vicent Mar\u00ed: &#8220;Tourism is not fought, it is managed through control and regulation&#8221;.<\/a><\/h5>\n<\/li>\n<li>\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/carmen-ferrer-at-the-ibiza-tourism-forum-we-cannot-fall-into-the-error-of-blaming-tourism\/?swcfpc=1\">Carmen Ferrer at the Ibiza Tourism Forum: &#8220;We cannot fall into the error of blaming tourism&#8221;.<\/a><\/h5>\n<\/li>\n<\/ul>\n<p>The project, promoted by the company <strong>Paso a Paso Apartments S.L.<\/strong> and which will be called <em>Dango II<\/em>, has a license for renovation and expansion for its conversion into a 4-key superior establishment, the highest category for this type of accommodation, as confirmed by the Town Hall to La Voz de Ibiza. <strong><a href=\"https:\/\/lavozdeibiza.com\/en\/\">La Voz de Ibiza.<\/a><\/strong><\/p>\n<p>Although the license was approved by the <strong>Governing Board in January 2024, the license was issued on August 30 of that year<\/strong> and provides for an execution period of 24 months to complete the works. drafted by the architect Luis Quesada Salcedo &#8211; affects the property located at 60 Monte Kilimanjaro Street, Cala Llonga, and consists of a<strong> comprehensive renovation and extension to adapt it to the new tourist category<\/strong>.<\/p>\n<p><a href=\"https:\/\/lavozdeibiza.com\/actualidad\/ibiza-suma-un-exclusivo-apartahotel-en-cala-llonga-11-meses-para-convertirse-en-un-4-llaves-superior\/attachment\/el-proyecto-dango-ii-en-cala-llonga\/\" rel=\"attachment wp-att-137351\"><img decoding=\"async\" class=\"alignnone size-full wp-image-137351\" src=\"https:\/\/lavozdeibiza.com\/wp-content\/uploads\/2025\/11\/El-proyecto-Dango-II-en-Cala-Llonga.jpg\" alt=\"\" width=\"734\" height=\"356\" srcset=\"https:\/\/lavozdeibiza.com\/wp-content\/uploads\/2025\/11\/El-proyecto-Dango-II-en-Cala-Llonga.jpg 734w, https:\/\/lavozdeibiza.com\/wp-content\/uploads\/2025\/11\/El-proyecto-Dango-II-en-Cala-Llonga-300x146.jpg 300w\" sizes=\"(max-width: 734px) 100vw, 734px\" \/><\/a><\/p>\n<p>At the meeting of <strong>January 26, 2024,<\/strong> the Governing Board returned to the matter, following a legal report that partially modified the previous agreement.<\/p>\n<p>The project has required several reports, visas and complementary technical documentation, collected between December 2021 and January 2023, for its final validation.<\/p>\n<ul>\n<li>\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/underwater-wine-buoys-in-ibiza-this-is-the-first-mediterranean-project-with-15-capsules-and-4000-liters-of-wine\/?swcfpc=1\">Underwater wine buoys in Ibiza: this is the first Mediterranean project with 15 capsules and 4,000 liters of wine<\/a><\/h5>\n<\/li>\n<li>\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/ibiza-joins-the-global-underwater-wine-craze-other-underwater-methods-around-the-globe\/?swcfpc=1\">Ibiza joins the global underwater wine craze: other underwater methods around the globe<\/a><\/h5>\n<\/li>\n<\/ul>\n<h2>A tourist establishment subject to strict urban development conditions<\/h2>\n<p>The licensing agreement details numerous technical and urban planning conditions that must be met before and during the works, as well as to obtain the final construction certificate.<\/p>\n<p>These include:<\/p>\n<ul>\n<li aria-level=\"1\">A bond of 13,341 euros to guarantee the pending urbanization works on the plot (sidewalks, lighting, undergrounding of infrastructures and partial asphalting).<\/li>\n<\/ul>\n<ul>\n<li aria-level=\"1\">The transfer to the City Council of 953 m\u00b2 as Public Open Space, by means of a public deed and registration.<\/li>\n<\/ul>\n<ul>\n<li aria-level=\"1\">The linking of the building to the tourist use, by means of inscription in the Property Registry and in the insular Registry of companies and tourist activities.<\/li>\n<li aria-level=\"1\">The payment of a 5% compensation on the excess buildability, which in this case amounts to 56,911.57 euros.<\/li>\n<\/ul>\n<h2>&#8220;Respect the natural condition of the site.&#8221;<\/h2>\n<p><strong>Luis Quesada<\/strong>&#8216;s LQ<strong>Arquitectura<\/strong> studio has detailed that &#8220;the idea of the project is based on the magic of the place. The location of the building takes us to the points of any landscape route called &#8220;viewpoints&#8221;, where one goes to look to enjoy&#8221;.<\/p>\n<figure id=\"attachment_137357\"
