Between 2016 and 2018 they exceeded <strong data-start=\"870\" data-end=\"888\">\u20ac1,500\/sqm<\/strong>, while between 2019 and 2021 the average was already above <strong data-start=\"959\" data-end=\"977\">\u20ac1,600\/sqm.<\/strong> <\/p>\n<p data-start=\"753\" data-end=\"1284\">Since 2022, the square meter has exceeded <strong data-start=\"1020\" data-end=\"1035\">1,700 euros<\/strong>, and in 2024 it was close to <strong data-start=\"1058\" data-end=\"1073\">1,900 euros<\/strong>. This year, for the first time since the <strong data-start=\"1110\" data-end=\"1142\">2008 real estate bubble<\/strong>, the <strong data-start=\"1184\" data-end=\"1202\">\u20ac2,000\/sqm<\/strong> barrier has been broken again, approaching the all-time high of <strong data-start=\"1244\" data-end=\"1262\">\u20ac2,101\/sqm<\/strong> recorded at that time. <\/p>\n<p data-start=\"1286\" data-end=\"1581\">The lack of supply in the face of growing demand, especially in certain areas, continues to put upward pressure on prices and complicate access to housing, especially for young people, who continue to have one of the latest ages of emancipation in Europe.<\/p>\n<p data-start=\"1583\" data-end=\"1865\">In the second quarter of 2025 alone, the average price was <strong data-start=\"1644\" data-end=\"1663\">10.4% higher<\/strong> than in the same period of the previous year and <strong data-start=\"1707\" data-end=\"1726\">41.7% higher<\/strong> than in 2015. So far this year, the <strong data-start=\"1764\" data-end=\"1788\">cumulative increase<\/strong> reaches <strong data-start=\"1800\" data-end=\"1809\">9.7%<\/strong>, despite a certain moderation in the rate of growth. <\/p>\n<h2 data-start=\"1867\" data-end=\"1916\">Balearic Islands, the most expensive region after Madrid<\/h2>\n<p data-start=\"1917\" data-end=\"2292\">By autonomous community, <strong data-start=\"1944\" data-end=\"1981\">the Balearic Islands leads the increase in prices<\/strong>, with a rise of <strong data-start=\"2002\" data-end=\"2012\">82.4%<\/strong> over the last decade.<\/p>\n<p data-start=\"1917\" data-end=\"2292\">In 2015, the average price in the archipelago was <strong data-start=\"2085\" data-end=\"2103\">\u20ac1,927\/m\u00b2<\/strong>, and in 2025 it has reached <strong data-start=\"2132\" data-end=\"2150\">\u20ac3,518\/m\u00b2<\/strong>, which represents <strong data-start=\"2170\" data-end=\"2194\">almost \u20ac1,600 more.<\/strong><\/p>\n<p data-start=\"1917\" data-end=\"2292\">Together with <strong data-start=\"2206\" data-end=\"2216\">Madrid<\/strong>, it is the only community where the average price exceeds <strong data-start=\"2273\" data-end=\"2291\">3,000 euros\/m\u00b2<\/strong>.<\/p>\n<p data-start=\"2294\" data-end=\"2440\">In the <strong data-start=\"2300\" data-end=\"2323\">Community of Madrid<\/strong>, values stand at <strong data-start=\"2350\" data-end=\"2368\">\u20ac3,631\/m\u00b2<\/strong>, <strong data-start=\"2373\" data-end=\"2385\">75% higher<\/strong> than in 2015, when they stood at <strong data-start=\"2421\" data-end=\"2439\">\u20ac2,078\/m\u00b2<\/strong>.<\/p>\n<p data-start=\"2442\" data-end=\"2518\">Other regions with notable increases over the last ten years also stand out:<\/p>\n<ul data-start=\"2520\" data-end=\"2742\">\n<li data-start=\"2520\" data-end=\"2571\">\n<p data-start=\"2522\" data-end=\"2571\"><strong data-start=\"2522\" data-end=\"2535\">Canary Islands:<\/strong> +52 % (from 1,318 to 1,996 euros\/sq.m.)<\/p>\n<\/li>\n<li data-start=\"2572\" data-end=\"2623\">\n<p data-start=\"2574\" data-end=\"2623\"><strong data-start=\"2574\" data-end=\"2587\">Catalonia:<\/strong> +49 % (from 1,680 to 2,499 euros\/sq.m.)<\/p>\n<\/li>\n<li data-start=\"2624\" data-end=\"2687\">\n<p data-start=\"2626\" data-end=\"2687\"><strong data-start=\"2626\" data-end=\"2651\">Valencian Community:<\/strong> +46 % (from 1,140 to 1,672 euros\/sq.m.)<\/p>\n<\/li>\n<li data-start=\"2688\" data-end=\"2742\">\n<p data-start=\"2690\" data-end=\"2742\"><strong data-start=\"2690\" data-end=\"2704\">Andalusia:<\/strong> +43.5 % (from 1,213 to 1,741 euros\/m\u00b2)<\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2744\" data-end=\"2966\" data-is-last-node=\"\" data-is-only-node=\"\">The ministerial report shows that, despite housing policy efforts, the <strong data-start=\"2836\" data-end=\"2877\">real estate market remains under stress<\/strong>, and access to decent housing continues to be <strong data-start=\"2928\" data-end=\"2956\">one of the<\/strong> country&#8217;s <strong data-start=\"2928\" data-end=\"2956\">greatest
