According to the Fotocasa real estate index for the month of October, the archipelago recorded an average increase of <strong data-start=\"472\" data-end=\"491\">9.7% year-on-year<\/strong>, while compared to September rents rose by <strong data-start=\"563\" data-end=\"571\">2.6%<\/strong>, standing at <strong data-start=\"587\" data-end=\"621\">19.04 euros per square meter.<\/strong> <\/p>\n<p data-start=\"624\" data-end=\"939\">October thus becomes the <strong data-start=\"655\" data-end=\"681\">fifth consecutive month<\/strong> of increases in the Balearic market, with an increase of <strong data-start=\"744\" data-end=\"777\">1.69 euros per square meter<\/strong> over the same month last year. Only <strong data-start=\"2290\" data-end=\"2300\">Madrid (<\/strong> 21.38 \u20ac\/m\u00b2) and <strong data-start=\"2316\" data-end=\"2329\">Catalonia<\/strong> (20.12 \u20ac\/m\u00b2) exceed the Balearic Islands, which in turn is ahead of the <strong data-start=\"2402\" data-end=\"2416\">Basque Country<\/strong> (17.43 \u20ac\/m\u00b2). <\/p>\n<p data-start=\"2432\" data-end=\"2754\">The director of studies and spokesperson for Fotocasa, <strong data-start=\"2481\" data-end=\"2496\">Mar\u00eda Matos<\/strong>, warns of the magnitude of the current moment: &#8220;<strong data-start=\"2543\" data-end=\"2611\">Never before have tenants faced such high levels<\/strong>&#8220;. According to the expert, the market has accumulated <strong data-start=\"2651\" data-end=\"2699\">three consecutive years of record increases<\/strong>, although a change in the dynamics is beginning to be seen. <\/p>\n<h2 data-start=\"2756\" data-end=\"2790\">First signs of moderation<\/h2>\n<p data-start=\"2792\" data-end=\"3118\">While the large capitals, traditionally more stressed, <strong data-start=\"2858\" data-end=\"2914\">are beginning to moderate their growth to below 10%<\/strong>, it is now the <strong data-start=\"2930\" data-end=\"2975\">rural areas and less populated municipalities<\/strong> that are registering double-digit increases, a phenomenon that Fotocasa interprets as a possible symptom of territorial rebalancing of the market.<\/p>\n<p data-start=\"3120\"
