The square meter has already reached <strong data-start=\"335\" data-end=\"350\">2,153 euros<\/strong>, surpassing the record registered in 2008, at the beginning of the real estate bubble.<\/p>\n<p data-start=\"431\" data-end=\"798\">In the Balearic Islands, the increase has been even more pronounced. The Community is among the most expensive in housing, with <g id=\"gid_0\">14.5% more than a year ago<\/g>, only below Cantabria (+15.1%) and tied with the Valencian Community. Compared to the previous quarter, the rise between July and September was <strong data-start=\"750\" data-end=\"758\">4.4%<\/strong>, also one of the highest in the country.  <\/p>\n<h2 data-start=\"800\" data-end=\"854\"><strong data-start=\"804\" data-end=\"854\">Santa Eul\u00e0ria, Spain&#8217;s most expensive municipality<\/strong><\/h2>\n<p data-start=\"856\" data-end=\"1205\">The report especially highlights the case of <strong data-start=\"900\" data-end=\"925\">Santa Eul\u00e0ria des Riu<\/strong>, in Ibiza, which becomes the municipality of more than 25,000 inhabitants <strong data-start=\"998\" data-end=\"1036\">with the highest price in the country<\/strong>, reaching <strong data-start=\"1053\" data-end=\"1087\">6,120 euros per square meter.<\/strong> At the opposite extreme, the cheapest municipality is <strong data-start=\"1139\" data-end=\"1154\">Puertollano<\/strong> (Ciudad Real), with average values of 631 euros\/m\u00b2.<\/p>\n<h2 data-start=\"1207\" data-end=\"1263\"><strong data-start=\"1211\" data-end=\"1263\">Double-digit increases in new and used homes<\/strong><\/h2>\n<p data-start=\"1265\" data-end=\"1513\">The rise in prices was maintained in both new and second-hand housing. Unrestricted homes <strong data-start=\"1378\" data-end=\"1412\">up to five years old<\/strong> reached an average price of <strong data-start=\"1443\" data-end=\"1461\">2,515 euros\/m\u00b2<\/strong>, an increase of <strong data-start=\"1492\" data-end=\"1501\">11.5%<\/strong> year-on-year. <\/p>\n<p data-start=\"1515\" data-end=\"1727\">For its part, free housing <strong data-start=\"1550\" data-end=\"1571\">over five years old<\/strong> registered an increase of <strong data-start=\"1599\" data-end=\"1608\">12.1%<\/strong>, standing at <strong data-start=\"1624\" data-end=\"1642\">2,142 euros\/m\u00b2<\/strong>, which confirms that the pressure of demand is being transferred to the entire market.<\/p>\n<h2 data-start=\"1729\" data-end=\"1779\"><strong data-start=\"1733\" data-end=\"1779\">Subsidized housing and volume of appraisals<\/strong><\/h2>\n<p data-start=\"1781\" data-end=\"1983\">As for <strong data-start=\"1796\" data-end=\"1818\">subsidized housing<\/strong>, the average price per square meter reached <strong data-start=\"1867\" data-end=\"1882\">1,195 euros<\/strong>, 2.4% more than in the same period of the previous year, far from the rate of increase in the free market.<\/p>\n<p data-start=\"1985\" data-end=\"2191\">To compile these statistics, the Ministry has analyzed <strong data-start=\"2044\" data-end=\"2080\">154,686 real estate appraisals<\/strong>, a volume that makes it possible to draw a representative x-ray of the market&#8217;s behavior throughout the country.<\/p>\n<p data-start=\"2193\" data-end=\"2533\" data-is-last-node=\"\" data-is-only-node=\"\">The report confirms that the residential market continues to increase in price at an intense pace, while territories such as the Balearic Islands continue to stand out among the most stressed in the country.
