An intense exchange, since <g id=\"gid_0\">&#8220;many take advantage of the winter so as not to lose the house and then throw out the person who took care of it,&#8221;<\/g> as one participant wrote. The message condensed a recurring concern: the strategic use of a house without a real will to reside on the island throughout the year, something that many islanders consider a form of housing blockade.  <\/p>\n<p data-start=\"2320\" data-end=\"2959\"><strong data-start=\"2320\" data-end=\"2393\">One of the most controversial elements of the exchange was subletting<\/strong>, a figure that, unless expressly authorized, contravenes practically all rental contracts and which for many users explains why the annual supply is at a record low. &#8220;<em data-start=\"2587\" data-end=\"2734\">People should continue to pay their rent if they go away for months at a time. It&#8217;s not normal to use someone else to maintain your apartment and then kick them out in the summer. <\/em>&#8221; lamented a resident with years of accumulated moves. Dozens of testimonials surfaced in the conversation about six- or eleven-month contracts that end abruptly in May, a pattern that repeats itself every season. <\/p>\n<p data-start=\"2961\" data-end=\"3792\">Several participants introduced legal references, recalling that the <strong data-start=\"3034\" data-end=\"3073\">Urban Leases Law (LAU)<\/strong> establishes that habitual residence contracts allow the tenant to stay for <strong data-start=\"3156\" data-end=\"3176\">up to five years<\/strong> if desired. Others, however, clarified that there are also <g id=\"gid_2\">seasonal contracts<\/g>, regulated in Article 3 of the same law, as long as it can be demonstrated that the use is not a permanent residence. One user put it bluntly: &#8221;  <em data-start=\"3433\" data-end=\"3592\">Let&#8217;s not get confused. The problem is not whether it is an annual or winter contract: the problem is that there are people who sublet their house to store it while they are away. <\/em>&#8220;. It cannot be that we live moving from house to house because others are going on a trip and do not want to lose the apartment. <\/em>&#8220;complained a worker who said she had moved six times in three years.<\/p>\n<p data-start=\"4265\" data-end=\"4800\">Other participants argued that the practice of winter rental <strong data-start=\"4335\" data-end=\"4366\">is not necessarily illegal<\/strong> if it complies with the regulations and if both parties accept the agreement. However, even among those who relativized the legal issue, there was consensus on one point: <strong data-start=\"4535\" data-end=\"4560\">lucrative subletting<\/strong>, especially when the holder does not reside on the island for months at a time, upsets the market balance. &#8221; <em data-start=\"4665\" data-end=\"4775\">There are many profiteers, not only landlords. There are also tenants who do business with the needs of others. <\/em>&#8220;, warned another user.<\/p>\n<p data-start=\"4802\" data-end=\"5265\">The debate also shifted to a deeper socioeconomic dimension. Some speakers pointed out that real estate pressure does not depend solely on tenants or landlords, but also on an economic model that combines <strong data-start=\"5039\" data-end=\"5138\">high seasonality, structural housing shortages and prices well above the average wage<\/strong>.  &#8220;<em data-start=\"5141\" data-end=\"5238\">In Ibiza you earn well, but you live worse than ever.
