This decline occurs in a context in which the market continues to show great volatility, which has generated a fall in rental prices compared to October. However, in year-on-year terms, the situation is very different.  <\/p>\n<ul>\n<li>\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/the-coliving-type-housing-for-young-people-planned-in-ibiza\/?swcfpc=1\">The &#8216;coliving&#8217; type housing for young people planned in Ibiza<\/a><\/h5>\n<\/li>\n<\/ul>\n<h2 data-start=\"948\" data-end=\"998\"><strong data-start=\"952\" data-end=\"998\">Year-on-year increase of 7.2% in Balearic Islands<\/strong><\/h2>\n<p data-start=\"1000\" data-end=\"1552\">Despite the monthly drop, the price of rent in the Balearic Islands has risen by <strong data-start=\"1077\" data-end=\"1085\">7.2%<\/strong> compared to the same month last year. This means that, in absolute terms, prices have increased by <strong data-start=\"1198\" data-end=\"1231\">1.25 euros per square meter<\/strong> compared to November 2023. If a standard <strong data-start=\"1322\" data-end=\"1345\">80 square meter<\/strong> home is taken as a reference, the rental price has increased by <strong data-start=\"1391\" data-end=\"1408\">125 euros more<\/strong> than a year ago. This reflects the upward trend that the rental market continues to experience, despite short-term fluctuations.   <\/p>\n<ul>\n<li>\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/we-cant-afford-2500-euros-the-cry-of-an-ibiza-family-drowning-in-rent-hell\/?swcfpc=1\">&#8220;We can&#8217;t afford 2,500 euros&#8221;: the cry of an Ibiza family drowning in rent hell<\/a><\/h5>\n<\/li>\n<\/ul>\n<h2 data-start=\"1554\" data-end=\"1607\"><strong data-start=\"1557\" data-end=\"1607\">Trend in the rest of the autonomous communities<\/strong><\/h2>\n<p data-start=\"1609\" data-end=\"2096\">The analysis carried out by Fotocasa highlights that, of the <strong data-start=\"1664\" data-end=\"1692\">17 autonomous communities<\/strong> in Spain, <strong data-start=\"1704\" data-end=\"1710\">16<\/strong> have seen an increase in year-on-year rental prices. The communities with the highest increases are <strong data-start=\"1822\" data-end=\"1852\">Castilla-La Mancha (13.8%)<\/strong>, <strong data-start=\"1854\" data-end=\"1874\">Catalonia (13.1%)<\/strong> and <strong data-start=\"1877\" data-end=\"1899\">Extremadura (9.9%)<\/strong>. On the other hand, <strong data-start=\"1916\" data-end=\"1926\">Madrid<\/strong> has recorded a slight year-on-year decrease of <strong data-start=\"1973\" data-end=\"1982\">-0.3%<\/strong>, marking the <strong data-start=\"2000\" data-end=\"2030\">first year-on-year decrease<\/strong> in the Community of Madrid in <strong data-start=\"2060\" data-end=\"2072\">45 months<\/strong>, since February 2022.  <\/p>\n<h3 data-start=\"2098\" data-end=\"2146\"><strong data-start=\"2102\" data-end=\"2146\">The communities with the most expensive rents<\/strong><\/h3>\n<p data-start=\"2148\" data-end=\"2272\">As for the highest prices per square meter, the <strong data-start=\"2209\" data-end=\"2265\">five autonomous communities with the most expensive rents<\/strong> are:<\/p>\n<ul data-start=\"2273\" data-end=\"2470\">\n<li data-start=\"2273\" data-end=\"2310\">\n<p data-start=\"2275\" data-end=\"2310\"><strong data-start=\"2275\" data-end=\"2285\">Madrid<\/strong> with <strong data-start=\"2290\" data-end=\"2308\">20.66 euros\/m2<\/strong><\/p>\n<\/li>\n<li data-start=\"2311\" data-end=\"2350\">\n<p data-start=\"2313\" data-end=\"2350\"><strong data-start=\"2313\" data-end=\"2325\">Catalonia<\/strong> with <strong data-start=\"2330\" data-end=\"2348\">20.25 euros\/m2<\/strong><\/p>\n<\/li>\n<li data-start=\"2351\" data-end=\"2390\">\n<p data-start=\"2353\" data-end=\"2390\"><strong data-start=\"2353\" data-end=\"2365\">Balearic Islands<\/strong> with <strong data-start=\"2370\" data-end=\"2388\">18,60 euros\/m2<\/strong><\/p>\n<\/li>\n<li data-start=\"2391\" data-end=\"2432\">\n<p data-start=\"2393\" data-end=\"2432\"><strong data-start=\"2393\" data-end=\"2407\">Basque Country<\/strong> with <strong data-start=\"2412\" data-end=\"2430\">17.50 euro\/m2<\/strong><\/p>\n<\/li>\n<li data-start=\"2433\" data-end=\"2470\">\n<p data-start=\"2435\" data-end=\"2470\"><strong data-start=\"2435\" data-end=\"2447\">Canary Islands<\/strong> with <strong data-start=\"2452\" data-end=\"2470\">15.13 euros\/m2<\/strong><\/p>\n<\/li>\n<\/ul>\n<p data-start=\"2472\" data-end=\"2654\">The Balearic Islands remains one of the communities with the highest rental prices, with a cost of over 18 euros per square meter, behind only Madrid and Catalonia.<\/p>\n<ul>\n<li data-start=\"1252\" data-end=\"1538\">\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/urban-planning-amnesty-in-ibiza-barely-one-file-approved-out-of-more-than-200-presented-to-regularize-illegal-works\/?swcfpc=1\">Urban planning amnesty in Ibiza: only two files approved out of more than 200 submitted to regularize illegal construction works<\/a><\/h5>\n<\/li>\n<\/ul>\n<h2 data-start=\"2656\" data-end=\"2728\"><strong data-start=\"2659\" data-end=\"2728\">Rental prices in the most important municipalities of the Balearic Islands<\/strong><\/h2>\n<p data-start=\"2730\" data-end=\"3087\">Within the <strong data-start=\"2740\" data-end=\"2752\">Balearic Islands<\/strong>, some municipalities stand out for having high rental prices. According to Fotocasa data, in <strong data-start=\"2854\" data-end=\"2863\">Ibiza<\/strong> rental prices have risen by <strong data-start=\"2902\" data-end=\"2911\">19.2%<\/strong> compared to the previous year, being the municipality with the highest increase on the island. Other municipalities with significant increases are <strong data-start=\"3050\" data-end=\"3059\">Palma<\/strong> (6.5%) and <strong data-start=\"3069\" data-end=\"3079\">Calvi\u00e0<\/strong> (1.4%).  <\/p>\n<ul>\n<li>\n<h5><a
