The report underlines that <strong data-start=\"1092\" data-end=\"1192\">the Balearic Islands stands out for having one of the highest Real Estate Effort Indexes in the country<\/strong>, well above the national average. <\/p>\n<h2 data-start=\"1237\" data-end=\"1301\">Almost 20 years of salary to buy a home in the Balearic Islands<\/h2>\n<p data-start=\"1303\" data-end=\"1734\">The study points out that, <strong data-start=\"1326\" data-end=\"1379\">despite a slight year-on-year decrease of 3.7%<\/strong>, in the Balearic Islands <strong data-start=\"1393\" data-end=\"1465\">19.4 years of full salary are needed to buy a home<\/strong> by the end of 2025. This figure contrasts with the national average, which stands at <strong data-start=\"1544\" data-end=\"1566\">7.6 years of salary<\/strong>, which shows the <strong data-start=\"1588\" data-end=\"1658\">structural difficulty of access to housing on islands such as Ibiza<\/strong>, where salaries do not grow at the same rate as real estate prices. <\/p>\n<p data-start=\"1736\" data-end=\"2065\"><strong data-start=\"1736\" data-end=\"1817\">The situation in Ibiza is part of a context of strong residential pressure<\/strong>, which has already been addressed on several occasions by the island and regional administrations in view of the impact on essential workers and permanent residents, a recurring problem on the island.<\/p>\n<ul>\n<li>\n<h4><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/ibiza-and-the-impossible-housing-the-desperate-plea-for-a-model-family-not-to-leave-the-island\/?swcfpc=1\">Ibiza and the impossible housing: the desperate plea for a &#8220;model&#8221; family not to leave the island<\/a><\/h4>\n<\/li>\n<\/ul>\n<h2 data-start=\"2072\" data-end=\"2128\">Domestic market also sets record highs<\/h2>\n<p data-start=\"2130\" data-end=\"2488\">At the national level, <strong data-start=\"2147\" data-end=\"2230\">the price of new housing has risen by 8.9% year-on-year and 4.7% half-yearly<\/strong>, reaching <strong data-start=\"2247\" data-end=\"2281\">3,298 euros per square meter<\/strong>, a new all-time high. <strong data-start=\"2310\" data-end=\"2434\">The report attributes this performance to sustained demand, favorable financing conditions and limited supply<\/strong>, especially in stressed markets such as the Balearic Islands.<\/p>\n<p data-start=\"2490\" data-end=\"2709\"><strong data-start=\"2490\" data-end=\"2583\">A typical 100-square-meter home now averages 329,800 euros in Spain<\/strong>, a reference that in areas such as Ibiza is easily surpassed due to the particularities of the island market.<\/p>\n<h2 data-start=\"2716\" data-end=\"2776\">Balearic Islands, among the communities with the highest price increases<\/h2>\n<p data-start=\"2778\" data-end=\"3058\">By autonomous communities, <strong data-start=\"2805\" data-end=\"2888\">the Balearic Islands is among the regions with the highest price increases in 2025<\/strong>, behind only the Community of Madrid. The archipelago shares this scenario with Catalonia and the Valencian Community, all of them with <strong data-start=\"3029\" data-end=\"3057\">increases of over 8%<\/strong>. <\/p>\n<p data-start=\"3060\" data-end=\"3381\">In addition, <strong data-start=\"3068\" data-end=\"3183\">Palma de Mallorca is among the provincial capitals where new housing is already at record highs<\/strong>, a trend that also extends to the rest of the Islands and which <strong data-start=\"3251\" data-end=\"3320\">reinforces the pressure on tourist municipalities such as Ibiza<\/strong>, where new housing development is still limited.<\/p>\n<h2 data-start=\"3388\" data-end=\"3448\">Rising construction costs and supply pressure<\/h2>\n<p data-start=\"3450\" data-end=\"3922\">Sociedad de Tasaci\u00f3n&#8217;s report highlights that <strong data-start=\"3497\" data-end=\"3568\">the cost of new construction has risen by 3.3% year-on-year<\/strong>, to <strong data-start=\"3588\" data-end=\"3622\">1,360 euros per square meter<\/strong>, a factor that <strong data-start=\"3638\" data-end=\"3703\">makes residential development in the Balearic Islands and Ibiza even more expensive<\/strong>. This rise is attributed to <strong data-start=\"3731\" data-end=\"3817\">the lack of skilled labor and the structural limitations of the sector<\/strong>, in addition to the new technical and regulatory requirements set out in the Technical Building Code. <\/p>\n<p data-start=\"3924\" data-end=\"4106\"><strong data-start=\"3924\" data-end=\"4010\">These cost pressures make it difficult to expand the supply of housing<\/strong>, especially in island territories where there is little room for urban growth.<\/p>\n<h2 data-start=\"4113\" data-end=\"4165\">More efficient housing, but not more affordable<\/h2>\n<p data-start=\"4167\" data-end=\"4636\">Despite the increase in prices, the report reflects an advance in sustainability: <strong data-start=\"4239\" data-end=\"4334\">76% of the homes started in 2025 have an A energy rating in terms of emissions<\/strong>, and <strong data-start=\"4341\" data-end=\"4399\">71% achieve maximum efficiency in energy consumption<\/strong>.
