Of these transactions, <strong data-start=\"815\" data-end=\"848\">1,097 corresponded to apartments<\/strong> and <strong data-start=\"851\" data-end=\"884\">273 to single-family homes<\/strong>. <\/p>\n<p data-start=\"887\" data-end=\"1192\">The price increase in the Balearic Islands was clearly <strong data-start=\"938\" data-end=\"973\">below the national average<\/strong>, which stood at <strong data-start=\"994\" data-end=\"1013\">6.7% year-on-year<\/strong>, and far behind the strong rises recorded in other communities such as <strong data-start=\"1089\" data-end=\"1110\">Cantabria (20.4%)<\/strong>, <strong data-start=\"1112\" data-end=\"1131\">Navarra (17.2%)<\/strong>, <strong data-start=\"1133\" data-end=\"1153\">Asturias (16.4%)<\/strong> or the <strong data-start=\"1159\" data-end=\"1191\">Valencian Community (14.2%)<\/strong>.<\/p>\n<ul>\n<li data-start=\"887\" data-end=\"1192\">\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/the-price-of-new-housing-hits-a-new-record-in-the-balearic-islands-and-worsens-access-to-purchase-in-ibiza\/?swcfpc=1\" target=\"_blank\" rel=\"noopener\">The price of new housing hits a new record in the Balearic Islands and worsens access to purchase in Ibiza<\/a><\/h5>\n<\/li>\n<\/ul>\n<h2 data-start=\"1194\" data-end=\"1228\">The most expensive housing in Spain<\/h2>\n<p data-start=\"1230\" data-end=\"1534\">Despite this slower growth, the islands continue to clearly lead the price ranking. The Balearic Islands are followed by the <strong data-start=\"1387\" data-end=\"1410\">Community of Madrid<\/strong>, with <strong data-start=\"1416\" data-end=\"1434\">3,549 euros\/m\u00b2<\/strong>, the <strong data-start=\"1439\" data-end=\"1453\">Basque Country (<\/strong> 3,027 euros\/m\u00b2), <strong data-start=\"1472\" data-end=\"1484\">Catalonia<\/strong> (2,278 euros\/m\u00b2) and the <strong data-start=\"1504\" data-end=\"1516\">Canary Islands<\/strong> (2,055 euros\/m\u00b2). <\/p>\n<ul>\n<li data-start=\"344\" data-end=\"843\">\n<h5><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/vicent-maris-hard-hand-on-housing-no-growth-residents-first-housing-for-workers-and-zero-tolerance-with-squatters-in-ibiza\/?swcfpc=1\">Vicent Mar\u00ed&#8217;s hard hand on housing: downsizing, residents first, housing for workers and zero tolerance for squatters in Ibiza<\/a><\/h5>\n<\/li>\n<\/ul>\n<p data-start=\"1536\" data-end=\"1834\">The gap with the most affordable communities continues to widen. With the average cost of a home in the Balearic Islands, in October it would be possible to buy <strong data-start=\"1681\" data-end=\"1721\">more than six homes in Extremadura<\/strong> (627 euros\/m\u00b2), <strong data-start=\"1738\" data-end=\"1766\">five in Castilla y Le\u00f3n<\/strong> (806 euros\/m\u00b2) or <strong data-start=\"1784\" data-end=\"1816\">four in Castilla-La Mancha<\/strong> (1,006 euros\/m\u00b2). <\/p>\n<h2 data-start=\"1836\" data-end=\"1871\">Differences between apartments and houses<\/h2>\n<p data-start=\"1873\" data-end=\"2173\">By type, the price <strong data-start=\"1905\" data-end=\"1914\">of apartments<\/strong> in the Balearic Islands reached <strong data-start=\"1950\" data-end=\"1984\">3,981 euros per square meter<\/strong> in October, representing a <strong data-start=\"2007\" data-end=\"2041\">year-on-year increase of 6.7%<\/strong>. In the case of apartments, the average was <strong data-start=\"2356\" data-end=\"2379\">97 square meters<\/strong>, <strong data-start=\"2384\" data-end=\"2398\">4.6% less<\/strong>, while single-family homes reached <strong data-start=\"2452\" data-end=\"2476\">220 square meters<\/strong>, up <strong data-start=\"2497\" data-end=\"2506\">14.1%<\/strong>. <\/p>\n<h2 data-start=\"2509\" data-end=\"2566\">Rebound in mortgages and business start-ups<\/h2>\n<p data-start=\"2568\" data-end=\"2844\">The Notary&#8217;s report also reflects a <strong data-start=\"2612\" data-end=\"2664\">strong growth in mortgage loans<\/strong> in the Balearic Islands. In October, <strong data-start=\"2705\" data-end=\"2749\">666 mortgages<\/strong> were formalized <strong data-start=\"2705\" data-end=\"2749\">for the purchase of a home<\/strong>, <strong data-start=\"2754\" data-end=\"2767\">20.2% more<\/strong> than a year earlier, well above the national average increase of <strong data-start=\"2835\" data-end=\"2843\">6.7%<\/strong>. <\/p>\n<p data-start=\"2846\" data-end=\"3035\">The <strong data-start=\"2849\" data-end=\"2883\">average amount of mortgages<\/strong> rose to <strong data-start=\"2903\" data-end=\"2920\">330,191 euros<\/strong>, a <strong data-start=\"2939\" data-end=\"2971\">year-on-year increase of 25.6%<\/strong>, in line with the high cost of the Balearic real estate market.<\/p>\n<p data-start=\"3037\" data-end=\"3371\">In parallel, business activity also showed signs of dynamism. During October, <strong data-start=\"3166\" data-end=\"3191\">482 new companies<\/strong> were incorporated in the Balearic Islands, <strong data-start=\"3196\" data-end=\"3209\">22.8% more<\/strong> than in the same month of 2024.
