The evolution confirms the sustained pressure on the residential market in the Islands, with rises exceeding 30% in some municipalities. <\/p>\n<p data-start=\"483\" data-end=\"890\">Fotocasa&#8217;s Director of Studies and spokesperson, Mar\u00eda Matos, points out that the market&#8217;s behavior in 2025 is part of the change of pace that began in 2023 and consolidated during 2024. &#8220;This year&#8217;s rises reflect the combination of high demand, investor interest and scarce supply, factors that mark the island market,&#8221; explains the analyst, who highlights the strength of the Balearic real estate sector. <\/p>\n<ul>\n<li>\n<h4><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/48-of-homeowners-in-ibiza-and-formentera-are-foreign-nationals\/?swcfpc=1\">48% of homeowners in Ibiza and Formentera are foreign nationals.<\/a><\/h4>\n<\/li>\n<\/ul>\n<p data-start=\"892\" data-end=\"1342\">The increase has been generalized in the 17 municipalities analyzed by Fotocasa with annual variation. Inca leads the increases with an increase of 35.9%, followed by Campos (32.9%), Manacor (31.4%) and Sant Antoni de Portmany (30.4%). Sant Josep de sa Talaia (25.0 %), Llucmajor (23.0 %) and Andratx (21.5 %) also recorded significant increases. In Palma de Mallorca, the annual increase was 14.4 %, while in<strong> Ibiza it reached 10.1 %.<\/strong>   <\/p>\n<h2 data-start=\"892\" data-end=\"1342\">The price per square meter<\/h2>\n<p data-start=\"1344\" data-end=\"1753\">In absolute terms<strong>In the same year, seven municipalities already exceed 6,000 euros per square meter. Santa Eul\u00e0ria des Riu tops the ranking with 8,494 euros\/m\u00b2, followed by Ibiza (7,689 euros\/m\u00b2), Sant Antoni de Portmany (7,608 euros\/m\u00b2) and Sant Josep de sa Talaia (7,440 euros\/m\u00b2). <\/strong>  Andratx, Campos and Calvi\u00e0 are also above this threshold, consolidating these municipalities among the most expensive in the Balearic market.<\/p>\n<ul>\n<li data-start=\"572\" data-end=\"1029\">\n<h4><a href=\"https:\/\/lavozdeibiza.com\/en\/current-news\/ibiza-and-formentera-together-with-the-rest-of-the-balearic-islands-lead-in-the-purchase-of-homes-by-foreigners\/?swcfpc=1\" target=\"_blank\" rel=\"noopener\">Ibiza and Formentera, together with the rest of the Balearic Islands, lead in the purchase of homes by foreigners.<\/a><\/h4>\n<\/li>\n<\/ul>\n<p data-start=\"1755\" data-end=\"2172\" data-is-last-node=\"\" data-is-only-node=\"\">At the opposite extreme, the lowest prices are concentrated in inland municipalities and Menorca. Inca registers the most contained value, with 2,782 euros per square meter, followed by Manacor (3,156 euros\/m\u00b2), Ma\u00f3 (3,405 euros\/m\u00b2) and Son Servera (3,687 euros\/m\u00b2).
