This increase represents the highest recorded in the archipelago, well above the regional average, which grew by <strong>2.2%<\/strong> in the same period.<\/p>\n<h2><strong>Ibiza price contrasts<\/strong><\/h2>\n<p>The municipality of <strong>Ibiza city<\/strong> also reflects a rise in rent, with a year-on-year increase of <strong>8.7%<\/strong>, which places the average price at <strong>17.84 euros per square meter<\/strong>, consolidating its position as one of the most expensive areas of the Balearic Islands. On the contrary, in other municipalities of the island there have been significant drops in rental prices. In <strong>Santa Eul\u00e0ria<\/strong>, the value of homes for rent has decreased by <strong>9.3%<\/strong>, while in <strong>Sant Josep<\/strong> the drop has been even more notable, reaching <strong>13.7%<\/strong>. Both municipalities, however, maintain high prices, hovering around <strong>20 euros per square meter<\/strong>, placing them among the most expensive areas of the archipelago together with <strong>Calvi\u00e0<\/strong>, which reaches <strong>21.4 euros per square meter.<\/strong><\/p>\n<h2><strong>Impact on the real estate market<\/strong><\/h2>\n<p>The strong increase in municipalities such as Sant Antoni contrasts with the reductions observed in other areas, evidencing different dynamics within the Balearic real estate market.
