From 2026, the Balearic Islands will be able to set its own price limit for rental subsidies with the authorization of the central government, a measure that seeks to adapt to the reality of the real estate market in the archipelago. This is included in the draft of the State Housing Plan 2026-2030, which introduces for the first time the possibility of modifying the rent ceilings for accessing subsidies.
Until now, only apartments with rents of up to 900 euros per month, 450 euros in the case of rooms, a figure well below the usual prices on the islands and which had generated criticism from both the Government and citizens, were eligible for this aid.
The Ministry’s document establishes that the autonomous communities will be able to raise the maximum monthly price as long as they justify it through updated studies on the supply of housing or rooms for rent. This flexibility is based on the
The Balearic Government recalls that increasing the limits has been a constant demand since the beginning of the legislature, since the current rates do not reflect the real price of housing in the Balearic Islands. The Ministry of Housing insists that the new scales should be based on recent studies, since the state parameters show values “far below” the island market. The regional government also stresses that the document is still in the negotiation phase and that there is still no final decision.
The Ministry expects to approve the new State Housing Plan before the end of the year in the Council of Ministers. If confirmed, the Balearic Islands could adapt its rental subsidies as of 2026, with a more flexible system but subject to the approval of Madrid.
