The couple Duato are facing a harsh economic sanction as a result of the illegal works carried out during the last summer season in their new property acquired by the famous actress and her husband in the natural park ses Salines, in the municipality of Sant Josep. As La Voz de Ibiza reported, the actress of Cuéntame cómo pasó, Ana Duato, and her husband, the producer Miguel Ángel Bernardeau, acquired a property in the middle of the year, valued at more than 1 million euros. valued at more than 1 million euros that now belongs to the company Shuagathan 2018 SLwhose partners are the couple and their son.

During the summer a series of minor and major works were carried out , which involved an almost complete renovation of the house located in an urban area of the natural park of Ses Salinas. All of this without an enabling license since such permits cannot be granted in urban land within the natural park until the new General Urban Development Plan (PGOU) of the municipality of Sant Josep is approved. In addition, the house is out of management, so only basic and minimal maintenance tasks are allowed , such as health, safety, hygiene, repairs and consolidations as long as they do not affect the part of the building or construction carried out illegally .
What were the reforms
According to La Voz de Ibiza, the Duato’s have carried out a complete renovation of the house of 167 square meters built on a 742 square meters lot.
Although there has been no volume expansion -the previous owner built one more room illegally-,new window openings were opened, which is considered structural work. The carpentry, terrace floors and exterior fence, among others, were also changed.

In addition, the renovations also contemplated opening the cistern to convert it into a mini pool. Above, a stainless steel structure was being assembled to build there a kind of wooden solarium with a staircase down to the pool and an incredible view of the Mediterranean. However, this has been paralyzed after some complaints from the neighbors.
What could be the sanction
In the Law 12/2017 of Urbanism of the Balearic Islands (LUIB), Article 167 stipulates the “sanctions for urban infraction”. In the first section, it determines that “the performance of construction, building, installation and earthmoving works on urban or developable land without the mandatory enabling urban title, shall be punishable by a fine of 50 to 100% of the value of the works.” However, it adds that “the performance of construction, building, installation and earthmoving works on land intended for parks, gardens or open spaces, equipment, infrastructure and other reserves for endowments shall be punishable by a fine of 150 to 300% of the value of the works”. This last point could include the paralyzed works to build a solarium and a mini swimming pool.

According to estimates of specialists in the sector, a comprehensive reform is estimated at 300 euros per square meter, although this may increase according to the work done. Therefore, the works in the interior of the Duato’s new house would be around 50,000 euros.
