Ibiza has become a dream destination for millions of visitors, but its popularity has also brought with it a problem that affects both residents and tourists: illegal tourist rentals. illegal tourist rentals. This phenomenon not only generates neighborhood nuisances, but also jeopardizes the supply of housing for residents, makes rents more expensive and destabilizes the local economy. Faced with this situation, the Consell de Ibiza has approved the Tourism Inspection Plan 2025 with a clear objective: to eradicate tourist intrusion and ensure that the regulations are complied with.

The challenge is not minor. Many tenants illegally sublet their homes as tourist accommodations, a practice that the Consell seeks to curb with the active collaboration of the owners. This plan aims to turn them into allies in the fight against these irregularities, offering them legal tools, but also warning them of the consequences of not collaborating.

A plan that seeks to involve landowners

The conseller Mariano Juan explained that the plan focuses on controlling and sanctioning the marketing of unauthorized tourist stays in homes. «We want owners to be concerned and take care to know what is happening in their properties,» said Juan, who added that, if a tenant uses the property for illegal tourist rentals, it is the owner’s responsibility to inform and collaborate with the authorities. Otherwise, their lack of involvement could be considered an obstruction to the work of the inspectors and lead to administrative sanctions. The participation of landlords is not only crucial to curb this illegal activity, but also offers them benefits.

The Consell will make available the inspection reports, a key resource for taking legal action and expediting eviction processes. According to Juan, this collaboration is an important step towards a comprehensive solution that benefits the entire community.

Results supporting the strategy

Data from 2024 support the effectiveness of the measures adopted by the Consell de Ibiza. Last year, the inspection services opened 606 preliminary proceedings, almost twice as many as in 2021. In addition, 91 sanctioning proceedings were initiated and 62 illegal tourist rental ads were removed from digital platforms. The effort has also translated into economic results, with a collection of 1.6 million euros in sanctions related to tourist intrusion, transport, urban planning and fishing. This amount exceeds the 1.1 million in 2023 and demonstrates the firmness with which the Consell is tackling the problem.

A more regulated future for tourism in Ibiza

The Tourism Inspection Plan 2025 will not only focus on illegal rentals. It will also include controls on accommodation in unregulated spaces, multi-family dwellings marketed as tourist stays, and cases of dwellings that have already been subject to sanctions. With this strategy, the Consell hopes not only to reduce illegal supply, but also to protect owners, improve the quality of life of residents and maintain the image of Ibiza as a tourist destination of excellence. «It is a fight that involves all of us: institutions, owners and citizens. Only in this way can we guarantee quality tourism and protect the welfare of our island,» concluded Juan.
